You should think carefully about which estate agents you want to instruct to market your property. Most estate agents are represented on property websites such as rightmove. This means that they can reach lots of potential buyers online. You might also wish to consider geographical location when selecting agents. Local agents will have a greater knowledge of nearby properties (they may have even already sold your own property or a neighbouring property previously).
You can expect to pay around 1% of the sale price to the estate agent and therefore it is worth shopping around to find someone you enjoy working with. You might want to meet with several agents before signing a contract. Get recommendations from friends, family and neighbours and check online reviews. If you have already chosen a conveyancing solicitor they will be happy to recommend agents to you. Property solicitors work with estate agents all the time, so they know the agents who are helpful and reliable.
Residential Property Lawyers (also called Residential Conveyancers)
The buyer and seller will each instruct their own lawyers to represent them in the transaction. Selling a property is a technical process by which a contract for the sale of the property is drafted by the seller’s lawyer and exchanged with the buyer’s lawyer. The buyer’s lawyer will “raise enquiries” about the property and once satisfied that the purchase is safe for their client, they will send a deposit to the seller’s lawyer to hold until the transfer is complete.
